The most important tip we have? It’s best to have that team together SOONER rather than later. Everyone brings a different perspective to the project and their own thoughts on the plan. Working together from the start improves cohesion, timelines, and everyone’s overall experience.

PLANNING FOR NEW CONSTRUCTION::

Do you love a numbered list? Me too. Here’s our best practice for new builds that keeps things moving smoothly.

Step 1: Get a floor plan that meets your needs and fits a general square footage budget allowance.

Step 2: Have a general contractor (or multiple contractors) give a preliminary estimate WITH category allowances for things like your roof, windows, framing, floors, cabinets, counters, fixtures, etc.

Step 3: Bring the plan and budget to your designer (hi!)

Step 4: The designer does a floor plan review to ensure the interior layouts work for how the space will actually be used for family…as in, is there an intuitive place for a TV, sofa etc.

Step 5: Begin your finish selections. Knowing those allowance categories and the total budget is super helpful at this point. Allowing the designer to get as close as possible to the preliminary bid by selecting items within that range and knowing from the beginning which items might be an upgrade to your original price.

Step 6: The full project bid based on selections you made for your design.

Step 7: Revisions that help the team to meet the project timeline or budget.

Step 8: Pass of the final specs and construction details to your general contract to begin the build!
